Cashmere is the oldest of Christchurch's Port Hills suburbs - the first houses went up in the 1890s, and the character homes on Hackthorne Road, Dyers Pass Road and the streets branching off them still follow the original pattern: built into the slope, with the house footprint stepping down the contour rather than sitting on a flat pad. That's the single biggest factor in every Cashmere quote. A deck here isn't going down on a flat back lawn - it's usually replacing lost ground at the back or side of the house, which means the framing has to handle a real drop and the foundation work often runs alongside a retaining wall rather than instead of one.
The newer end of the suburb - Cashmere Estate, spread across Cashmere Valley and Worsley Valley - is a different build again. Sections here are engineered and terraced from the subdivision stage, generally 650m² to over 1,000m², but still steep enough that an elevated deck off the living level is the natural way to use the section rather than fight it. Either way, we're framing to a view - city, plains or the Alps on a clear day - so board direction and balustrade height get more thought here than on a flat suburban section.
Cashmere's roads wind, and a lot of driveways and side accesses are narrower and steeper than anywhere on the flat. Our 1T Kubota goes down to 750mm, which gets machinery onto sections most diggers can't reach, and we've got the timber retaining wall and tight access digger work to match - both come up on the majority of jobs we quote in Cashmere, Cracroft, Westmorland and Huntsbury.

How we build every deck →Pricing depends on size, material, height off the ground and site access - and on a Cashmere section, the drop and any retaining work usually move the number more than the deck itself does. We don't quote fixed packages because every hillside section is different. Yes - most of our Cashmere work is on sloped or terraced sections. We frame to the drop with H5 Treated 125×125 piles rather than trying to build on a flat pad that isn't there, and we'll tell you on the site visit if a retaining wall makes more sense than extra pile height. Often, yes - on a lot of Cashmere sections the deck and a section of retaining go in together, especially where the house steps down the slope. Usually yes. Our 1T Kubota digger goes down to 750mm, which covers most of the tighter driveways and side accesses we see on the Port Hills. It varies more here than on a flat section - the drop, ground conditions and whether retaining is needed all move the number.
