Rangiora sits under Waimakariri District Council, not Christchurch City Council - a separate town about twenty minutes north of our Redwood base up the main north road, not a suburb we're stretching to reach. Kaiapoi is a short run east, Woodend and the Pegasus coastal growth area sit north-east, and Ohoka's semi-rural blocks are just south.
The town itself is doing two things at once. Around the older streets near the centre you've got established sections with real space around the house, mature trees, room for a proper entertaining deck without a subdivision covenant dictating the footprint. Then there's the growth ring around the edges, newer streets built to a tighter, more standard footprint.
Bellgrove alone, on the north-east side of town, is consented for more than a thousand new sections over several stages, part of the more than 330 hectares Waimakariri has opened up for housing. Rangiora's population has already passed 19,000, and the district is planning for something closer to 30,000 here by the late 2040s - the council's own growth projection, not a guess.

Yes, and it's a normal part of our run, not a special trip. We're based in Redwood, about twenty minutes south down the main north road, and we quote and build in Rangiora the same way we do anywhere else in Canterbury.
